Lloyd Recruitment Services are pleased to be working with a reputable business in the East Grinstead area who are currently in search of an Acquisition and Property Management Surveyor to join their team on a full-time permanent basis.

Purpose of job for the Acquisition and Property Management Surveyor:

To assist the Head of Estates and Estates Team to acquire new sites as required around the United Kingdom in alignment with the overall long term business strategy by identifying and acquiring new sites to meet the company's portfolio requirements. The role reports to the Senior Estates Manager.

Acquisition and Property Management Surveyor key tasks / accountabilities:

  • To assist with the acquisition of sites (extensions, greenfield and brownfield sites) and other parcels of land across the United Kingdom, both leasehold and freehold interests as well as management agreements, including undertaking due diligence and assisting with legal negotiations. To ensure that acquisitions and disposals are processed in accordance with Committee authority and approval
  • To work closely with the Head of Estates, wider Estates team, the Commercial Marketing Team, the Sites Operations Team, the Strategic Product Development Team and the Finance Team to identify suitable acquisition and disposal opportunities that align to the company' objectives and meet the Departmental strategy. This will include agreeing locations and requirements before undertaking a search of potential opportunities as well as reviewing potential acquisitions with the stakeholders to ensure financial viability
  • To review, with the relevant stakeholders, opportunities that are presented to the company through agents and landowners (corporate and private)
  • To assist the Strategic Product Development Team in identifying new opportunities and acquiring sites to expand the company's serviced accommodation offering
  • To establish and maintain strong, positive relations with selling agents active in the leisure market to ensure that open market and off market opportunities are introduced at an early stage in the marketing process
  • To undertake negotiation of Heads of Terms with landowners and / or their agents for leasehold / management agreement opportunities and for terms for the purchase of freehold sites and land
  • To progress purchases and leases through the acquisition process to a satisfactory completion including close liaison with the company solicitors, maintaining relations with the vendor / lessor throughout
  • To assist with the occasional disposal of company sites / land as business requirements dictate
  • To assist the wider Estates Team with the development of new sites and redevelopment of existing sites as and when required
  • Within the spirit of the job description undertake additional or amended duties appropriate to the post as may be allocated from time to time, including the ability to provide advice on estate management issues to Development Managers, Regional Managers and the wider Sites Operations Team as well as resolving estate management issues as and when they arise. Such issues will vary enormously and include rights of way issues, boundary disputes, wayleaves and easements, business rates, compulsory purchase, health and safety compliance and the like
  • Assisting with ensuring compliance with the company's policies, departmental policies and directives, codes of practice, legislation and regulations
  • To instruct and manage professional advisers including the company's solicitors and other property related advisers, as and when required

Acquisition and Property Management Surveyor essential skills & experience required:

  • Member of the Royal Institution of Chartered Surveyors (Rural or General Practice) with a minimum of five years' experience
  • Proven experience of acquiring leasehold and freehold properties, ideally including leisure property, either in an advisory role within a property consultancy or client side as an in-house acquisition surveyor
  • A good working knowledge of the Town and Country Planning system including experience of the planning process and the implications of planning issues upon the acquisition and subsequent development of greenfield, brownfield and existing campsites
  • A good working knowledge of estate management issues
  • Results oriented, focused and tenacious
  • Strong negotiation skills alongside the ability to build and foster strong, sustainable internal and external relationships, demonstrating a positive and approachable disposition with the ability to build rapport
  • The ability and desire to work in an inclusive and collaborative manner

  • Strong financial and commercial awareness
  • The ability to instruct and manage external professionals
  • Good analytical skills and the ability to grasp new concepts quickly
  • Strong communication skills, both written and verbal
  • Excellent report writing skills
  • Well-developed IT skills (including Microsoft Word, Excel and PowerPoint, Google Docs, Sheets and Slides)
  • Flexi working available to include a combination of working from the office, from home and on site for visits
  • Car driver able to work across the UK with the ability to stay away as required
