Block & Estate Manager - Part home-based - Full Time

We are a small family-run Block & Estate Management business with our main offices located in Hemel Hempstead, offering a unique opportunity to join our growing team. We offer bespoke, local and unrivalled support to the Hertfordshire and North London Market place.

We are qualified professionals of The Institute of Residential Property Management (IRPM) & The Royal Institute of Chartered Surveyors (RICS) and regulated by the Property Ombudsman Redress Scheme. We are also an accredited member of the Leasehold Knowledge Partnership.

We are seeking to fill the position of Block & Estate Manager, and the candidate should ideally have experience of leasehold block management. However, we would consider candidates with Housing management, facilities management, maintenance management or roles of similar experience. Ongoing training and further qualifications would be provided as part of the role.

The role will be part-based at a property located near Sudbury Hill tube station (HA1). The remainder of the role will include the management of a wider portfolio of properties, ranging in size and age. The role will be part home-based, part site/office based.

The successful candidate must be well presented, have a strong personality and be well-grounded, although all backgrounds and experience will be considered. It is essential that the candidate has a high level of literacy and can operate well in email, word, excel etc. As communication is at the core of our business, candidates must have excellent customer service skills with a professional, diplomatic approach.

We currently manage small and large residential blocks of flats in London and the surrounding counties. Our portfolio is typically north of the river ranging from Stratford to West Hampstead, Kensington to Windsor. We cover North London and have a growing positive reputation in the market and with our customers.

As one of our Block & Estate Managers, your role will be to proactively and professionally manage a portfolio of residential properties and work closely under the direction of the business owner to achieve short and long-term business goals. You will act as the point of contact for clients and leaseholders.

Duties include:

  • Managing a portfolio of Residential Leasehold Properties, part of which is a key later living development (HA1). (Communal Area Management only)

  • Develop and maintain good working relationships with clients, leaseholders and maintenance suppliers daily.

  • Attend and minute board meetings, AGM's, Directors Meetings, resident meetings and new business meetings at intervals.

  • Prepare Service Charge Budgets and monitor cash flow for each managed property.

  • Manage and authorise expenditure in line with client instructions.

  • Carry out site visits at regular intervals in line with management agreements.

  • Project manage reactive and planned repair and maintenance in accordance with client instructions.

  • Understand the requirements of Section 20 Consultations in accordance with the Landlord & Tenant Act 1985.

  • Manage clients, leaseholders and maintenance suppliers via phone, email and letter daily.

  • Review Leases to ensure services and any issues are dealt with in full compliance with the Lease.

  • Deal promptly with Insurance issues, including claims.

  • Deal promptly and thoroughly with leasehold sales enquiries.

  • Ensure all properties are managed and adhere to relevant, Health & Safety legislation and ARMA regulations.

  • Any other duties to assist in the smooth and professional operation of the business.

  • 10% bonus for any new clients introduced to the business based on the first year's management fee.

  • A very healthy holiday package to include 28 Days of Holiday per annum, plus the addition of Christmas Closure, typically between 23rd December - 3rd January.


Full time; £30,000-£40,000 per annum - Monday - Friday - 9am- 5pm

Salary paid in arrears and on the last working day of the month.

No car is offered with this role, but we will consider a car mileage allowance. The successful candidate must have their own vehicle.
