Are you a driven & high calibre, methodical, organised and diligent PROJECT MANAGER with experience in the LUXURY FURNITURE / JOINERY / KBB sector. Are you also experienced when it comes to dealing with Mid to High-End New Build Contractors, Developers and House builders on and off site? If so, we are working with one of the UK s leading Manufacturers and Installers of LUXURY CONTRACT FURNITURE Bedroom, Bathroom, Room Dividers and Walk Wardrobes amongst other closely aligned bespoke furniture solutions. They are seeking to recruit an experienced PROJECT MANAGER to join their well-established Operations and Projects Division to support the efforts of the sales team who are promoting their products and solutions to the MID TO HIGH-END RESIDENTIAL SECTOR in the London & South East region dealing with the UK s largest and most prestigious house builders, contractors and developers. The Role To ensure Projects are managed in line with Company policies and that contractual obligations are fully recognised and met. Ensure sub-contract personnel on site are effectively managed in line with all health and safety policies and that due diligence and best practice is used throughout. To mitigate financial risk to the business. This role will ensure the contracted Scope of Works is completed within the time allocated and delivered to a budget. Recording all delays and maintaining all product documentation. (Delays or threats to Scope, Time or Budget) Dimensions Budget: £1m-£3m Contracts Reports: All sub-contract labour assigned to the site Reporting to: Contracts Manager Current Challenges To have all financial accountability, ensuring decisions are made with knowledge of all commercial implications to both client and the business. Reducing sub-contract costs through rigorous management and following processes. Key Accountabilities: The project is contractually viable and is fully aware of contractual obligations, particularly in relation to completion milestones, multiple signoffs/ snagging procedures and transfer of responsibility of goods Ensuring at all times that there is a safe and compliant method of delivering, storing, distributing, installing and commissioning (if required) their products. There is in place a documented activity report which accurately reflects progress on site and this report is communicated to key personnel on a weekly basis. This report should include any documentary evidence, photographs and details of changes, requests and delays above and beyond reasonable practice. Full health, safety and environmental risk assessments are regularly carried out and reported on To fully engage with the Main Contractors site management team at all reasonable levels There is a full understanding of the Main Contractors health and safety plan There is a full understanding of the Client's/ Employers requirements Any and all contracted third-party activities e.g., Solid surfaces etc are managed and their programmes of work align with the main build programme. Ensure that all progress meetings with the Main Contractor/ Employer are attended, documented and reported on Ensure that an escalation process is in place whereby any potential risks to the project are highlighted and acted upon To maximise revenue from chargeable remedial and changes of specification and document all variations Other duties will include holding progress meetings with various departments at their head office. To be responsible for compiling a monthly cost valuation report (CVR) showing movement in the month to either margin or costs The PM will also be responsible for managing and auditing all sub-contract labour appointed by the business. The PM will provide full justification for issuing additional payments to sub-contract installers along with the relevant documentation The SUCCESFUL PROJECT MANAGER WILL HAVE: Residential Furniture, Joinery and/or Luxury KBB Project Management Experience Have the ability to understand technical information, and be familiar with manufacturing. Have a good knowledge of Microsoft Office & CRMs. Experience in project managing a package for a Tier 1 or Tier 2 subcontractor is essential. Must have experience in package management. The successful Candidate must possess a good understanding of management build programmes and a background in mainstream construction. Have specific, detailed or proven working knowledge of specific accounts such as: Berkeley Group - St Edward, St James, St William, St George Lendlease Vistry Partnership / Galliford Try Knight Dragon MACE Wates Multiplex John Sisk & Son CWC (Canary Wharf Contractors) Stotts Stratton & Hessler POD Manufactures Joinery Contractors Main Contractors Key Experiences and Qualifications: The PROJECT MANAGER must have: Degree in a Construction Discipline NVQ level 6 in Construction Management, CSCS- Gold Card/Black card in Site Management, SMSTS CSCS Operative Card Excellent IT skills including Excel and Microsoft Project software The successful candidate will be resilient and confident in conflict resolution. The successful candidate will have high energy and will be driven to achieve goals. This person must be organised and have the ability to cope well under pressure. The ability to work as a team is absolutely critical. This role requires the PM to be a conductor of the project engaging with many different departments and personnel. Also necessary is the ability to communicate well with others and present extremely well in front of high-level management both internally and externally. The applicant will have good contractual knowledge and will fully understand project financial accountability.
